The application fee covers the cost of processing and verifying your application. This includes:

• Running credit, background, and eviction reports through third-party screening services
• Verifying employment and income
• Contacting current and previous landlords for rental history
• Administrative time and compliance costs involved in reviewing each application

We charge this fee to ensure every applicant is screened fairly, accurately, and consistently according to our company and legal standards.

Application fees are non-refundable, as the screening process begins immediately once your application is submitted.

As part of our screening process, we require certain documents, including a copy of your ID, Social Security card, recent pay stubs, and bank statements.

We request this information to ensure a fair and accurate screening process. These documents allow us to verify each applicant’s identity, income, and financial stability. They also serve as important records in the event of any disputes, audits, or legal matters. 

We understand that sharing personal information is sensitive, and we handle all documents securely and confidently throughout the application process.

If you’re not comfortable providing the required documentation, we respectfully ask that you do not submit an application.

Credit score requirements are established by each property owner and may vary by property.

 Our general minimum credit score guideline is 550. Specific credit score requirements will be communicated to all applicants consistently and in accordance with Fair Housing guidelines prior to the submission of an application. 

Please note that a lower credit score may result in a higher security deposit requirement or application denial. 

Meeting the minimum credit score requirement does not guarantee approval, as additional factors including income verification, rental history, and background screening are also considered.

Pending means we have approved an applicant and collected a reservation/holding fee. The property has been removed from our active vacant inventory and is being held for the approved applicant while we await their scheduled move-in.

Pending properties are no longer available for tours or applications unless the status changes.

No, our homes are offered on a first-come, first-served basis to approved applicants. Submitting an application, or being approved, does not reserve a home. A home may be leased to another approved applicant at any time until the reservation fee has been paid and the lease has been signed by all applicants.
